Video gives potential home buyers a better look at listings, real estate agents say.

Sam Woosley, videographer with HD Broadcast AZ in Scottsdale, Arizona just made a video of a new home at 1231 East Wesleyan Drive in the Metro Phoenix area. Using really advanced production techniques as well as a cleverly designed camera dolly, Sam Woosley was hard at work at his latest shoot. The dolly allowed him to smoothly move through the location and film with ease, using his Canon DSLR camera system..

“The primary advantage with video is that not only can you get a real sense of the space of the home, but also convey a lot more emotion showing the ‘heart and home’ aspects of the property,” said Woosley.

Videos have become critical when it comes to marketing homes in Phoenix and throughout the Valley, area real estate agents say.

“We found that potential buyers like the video better because you can get a sense of what the house looks like versus the stills,” said a real estate agent with Keller Williams Real Estate. “The sellers love it. We find we are getting more hits with the homes with videos. It’s better for the sellers.”

According to the 2012 National Association of Realtors Profile of Home Buyers and Sellers:

  • 15 percent of agents nationally used video to sell detached single-family homes, up 114 percent from 2011 when 7 percent said they used it

“It doesn’t have to be a luxury home,” one local realtor commented.

Typically in the videos, a listing agent acts as the narrator, detailing the home’s features as the camera person follows him/her through the home for sale.

Sam Woosley says he’s done many video productions for real estate agents over the past 24 months – sometimes filming three to four home tours a day.

“Sellers are demanding video,” Woosley said. “It is the future of selling your real estate and getting the true value for your property.”

“With the Internet we’re definitely seeing video be the go-to vehicle,” Woosley said.

According to the Google & Complete Home Shopper Survey done in 2011, YouTube was the top video research destination for home shoppers with 57 percent. Brokerage websites came in at 41 percent.

“I think the consumers searching online want to see digital photos but especially want to watch video – many times showing features and feelings that cannot be conveyed through still images,” Woosley said. “A compelling video gives them a sense of the property before they even walk into the door. Realtors market much more effectively when they have the tools that make selling their home easier.”

Agents will often absorb the cost of the video production, taking it out of their commissions. Woosley’s videos range in price, but usually fall between $250 and $500 – that is too affordable.
